MAINTENANCE MECHANIC SPECIALIST

 DISTINGUISHING FEATURES OF THE CLASS: This is skilled work involving the independent performance of building and grounds maintenance tasks, and mechanical, electrical, plumbing and heating installation, maintenance and repair tasks.  General instructions as to repairs needed are received from a Housing Manager I.  A job log is reviewed to determine completion of assignments.  Supervision of others is not a responsibility of this position.  Does related work as required.

 TYPICAL WORK ACTIVITIES:

Installs, maintains, repairs and rebuilds a wide variety of electrical fixtures, equipment and systems;

Installs, maintains, repairs and rebuilds a wide variety of plumbing equipment and systems;

Cleans, maintains and repairs boilers, pumps, heaters, piping, valves, traps, compressors and generators;

Installs, maintains, and repairs doors, stairs, windows and locks;

Prepares, paints and resurfaces wood, metal and other surfaces;

Operates hand power, and motorized tools and equipment;

Operates light trucks and the larger pieces of groundskeeping machinery;

Performs minor preventive maintenance tasks on motor vehicles and grounds equipment disassembles and repairs lawnmowers, and hydraulic attachments.

 ENTRY LEVEL KNOWLEDGE, SKILLS AND ABILITIES:

Knowledge of common practices, tools, terminology and safety precautions of the electrical, mechanical, plumbing, heating and painting trades;

Knowledge of building and general maintenance and repair practices;

Ability to plan and perform work efficiently;

Ability to perform quality work safely and independently;

Ability to deal effectively with tenants, staff and the general public;

Ability to operate a motor vehicle or motorized equipment safely;

Ability to lift and carry items weighing up to 50 lbs.;

Ability to lift and carry items weighing up to 110 lbs. with assistance;

Ability to climb stairs often carrying items weighing up to 40 lbs.;

Ability to push/pull forces up to 60 lbs.;

Ability to utilize tools requiring coupling forces up to 60 lbs.;

Ability to kneel for 20 minutes continuously, for up to 1 hour per 8 hour shift;

Ability to sit for 45 minutes continuously, for up to 2 hours per 8 hour shift;

Ability to stand for 4 hours continuously, for up to 7 hours per 8 hour shift;

Ability to walk up to 5000 ft. in a typical 8 hour work shift;

Mechanical ability;

Dependability;

Honesty;

Willingness to work outdoors for extended periods of time in all types of weather.

 MINIMUM QUALIFICATIONS:

Two years of experience as a skilled worker in the electrical, mechanical, plumbing and heating trades.

 SPECIAL REQUIREMENT:

Possession of a Class D Motor Vehicle Operator's license at time of appointment.
